This is my second stay at this location I have been incredibly impressed with the staff and the property both They work tirelessly to create a comfortable, clean, and welcoming experience for their guests

Sometimes a second look is required to get a real understanding Not the case here The return visit was a personal choice based 100% on my initial experience If you need a comfortable place that’s affordable and offered extended staysyou’ve found it

Morgan Reid

One of the worst hotels I’ve ever had the displeasure of staying inThe office is on the backside of the building, so good luck finding it as there is no signage The door to our room had to be forced open/closed

Upon walking into the room, we were met with a stale stench, damaged dressers, rusty/damaged lamps, a broken bathroom door handle, running toilet, leaning shower head and stained sheets The ceiling of the room was extremely discolored There are other hotels on the property, as well as several stragglers that just loiter around all night longThe toilet and shower were you essentially located in a closet, as there was minimal space to maneuver As an averaged size male, I had to step between the toilet and shower just to get the door closed, almost falling into the tubI travel frequently, thus I have a plethora of hotel experiences to compare this to and this has to be one of the worst accommodations I’ve ever experienced

Prynces Tripp

The hotel was a mess and the room was nasty and there were bugs and the was no safety present at all we were moved to 2 different rooms and there were no locks on the doors and the latches were brokenThe front desk person was rude and provided no customer service As a Diamond member of several hotels this is not what I have come to expect from any hotel and the pictures go on to prove what is being said, the fact that they go on to charge a deposit for this atrocity is absolutely ridiculous

This hotel looks like a trap house room and is a complete travestyDO NOT book a room here even if you have no choice!!!If I could give it a negative -5 review it would still be to great for this location!!

Suite had a kitchen, but microwave did not work The one appliance that I would have used I reported it and was directed to a community microwave down the hall

Appreciated CoVid measures in the room Phones and remotes wrapped, antibacterial wipes provided, etc Room was quiet Pillows were great Staff was friendly Easy access to I-295

Kelly Ruston

Very happy with our stay! Kitchenette was lovely, full sized fridge and all the extras including plates etc Nice large desk, comfy reclining chair next to the bed, and the bathroom was clean and spacious The key card reader was a little finicky to get into the room

There were two really lovely gazebos out back, both of which featured a grill along with seating Security patrolled outside overnight, so we felt very safe and weren’t concerned about our vehicle Location was great, easy on/off the highway and a few places to order delivery from

Leah LaBounty

I’ve stayed here for a couple of extended stays Rooms and common areas are always clean Rooms have kitchenettes and full size fridges which is awesome; everything worked well

Free laundry, little gym area, often a selection of food/snacks/beverages/travel size toiletries Staff are all friendly and helpful, and do a good job of keeping everything clean A lot of long term stay guests Couple different outdoor areas with grills, there is a little pond in the back The area is kinda walkable but not a ton of stuff in the immediate area No pool or anything but the beach is close Great location, easy to get all around Jax and surrounding areas, right off 95 and 202 Usually a pretty quiet area as well I don’t really have any complaints!

Marcy and her staff are so friendly The rooms are clean, and they are well stocked with towels, blow dryer, iron, ironing board, shampoo, conditioner, soap, etc The hotel has been quite when I have stayed there

They accept pets and have a really nice area for them I’m always meet with a smile and welcome at check in which is nice when you have been traveling and it’s very quick Check out is the same, they send you off with a safe travels and come back soon

Meg Haynes

When we walked in the room the bed was not made, there was trash on the floor, the toilet had not been flushed and there was still trash in the bin There was also only one towel with the double room I never did get the towel and wash cloth I requested at 2 o’clock

The bed was very comfortable, rooms was comfortable and sheets were soft Overall I give it a thread

Crystal Perry

The rooms here are decent; it was clean and the bed was comfortable This visit, there was no one screaming in the halls and slamming doors like there had been when I’d stayed here previously But, that didn’t deter me from staying here again; the price is reasonable

The location seems isolated but it is near the highway and therefore shopping and restaurants are accessible

We have always trusted in staying at a Country Inn and Suites hotel until this stay As soon as we walked in we noticed the hotel smelled, it was dim and had no A/CThe elevator was creepy with no certifications

Our room smelled musty and was dirty The desk chair had holes all over, the shower and refrigerator had mold and mildew The shower was lukewarm at bestThe pool and fitness center has been under construction for 4 months but nothing has been been doneOn a positive note, the breakfast options were good and the morning staff were very nice

David Seymour

So I have to be honest, this was not one of my best experiences in regards to a hotel stay I will say that staff was friendly which was the positiveHowever, the cleanliness and the carpet needs to be addressed ASAP

We did not feel comfortable using the shower, there was a lot of dust from things not being cleaned prior The refrigerator was unpluggedand had a nasty smell when the door openedThe area has a lot of competition from other hotels so i would think they would need to adress some of these issues quickly

Brian Stayer

Bathroom was in need of a make over Bath hook falling out of the wall, tile in the shower had the spray over rebath covering and it was peeling off and dirty between the tiles The side of tub had major paint clumps

Receptacles in the room wouldn’t retain the plug (they were so worn out) The pool was covered and the area was just bad looking There were 2 high pointsthe bed was great, and the TV was large and newer Breakfast choices were slim, even for continental I’d recommend another hotel, maybe we just got “the old room”?

Not your typical Marriott property, in my opinion The cleaning staff was very friendly The issue that I did have was on my last day I have a emergent situation and needed a late checkout

I wasn’t accommodated at all I did understand it can depend on staffing, especially now, however status should have some leverage when it gets to this The front desk wasn’t willing to budge on this 1hr was not enough time So I just get her my things and left I will not be returning to this property You don’t have to be a 5star property to give 5star service That’s the sad part about itIf you give 5star service people will gladly return no matter the property Never again

Jackie Alexander

I stayed here for a business trip last week for two nights The service at the front desk was always friendly and welcoming, and they even called my room when a Doordasher arrived with my dinner to be sure it was ok to send them up for my safety, which was greatly appreciated as a female traveling alone The room was just ok

it could stand a renovation, particularly in the bathroom area, as it felt a bit outdated and poorly lit in the vanity area, which made it difficult to apply makeup and fix my hair The room could have also felt a bit more cleannot that it was terrible but could have been better They have suspended daily housekeeping because of Covid so this could be the problem I didn’t partake in the breakfast but coffee creamers were almost non-existent so definitely take your own if you like that sort of thing Still giving it a solid 4 stars for the excellent service and overall experience for this hotel price point

This hotel is old, dirty and broken First off it’s August of 2022 and there are no CDC restrictions but they’re still pretending that there’s no housekeeping as a “safety” measure The hotel reflects this, the rooms are disgusting

The toilets don’t flush, sinks drain slow and smell awful, you’ll find no trash bags in the cans, no toilet paper, no tissue Wifi is active in the hallways and dies in the rooms, the ice machine on 2 of 3 floors is broken and though I made them aware theres been no move to fix and no “out of order” sign They don’t care about any of this We booked a room with a crib and got here to find they have no cribs We’re the highest tier Diamond members and in the 40+ Fairfield Inns we’ve stayed in they’ve never not had cribs, more importantly they’ve never tricked us into coming KNOWING they don’t have cribs which would be the most unprofessional thing I’ve ever seen were it not for what happened the night we checked in The man behind the desk was the most aggressive, rude and unprofessional staff member ice seen and he has no business working in hospitality or customer service of any kind That night, he spoke on the phone to an American Airlines Executive who’s responsibility for booking all the hotel rooms for JAX employees and airport employees nation wide and she pulled this hotel off the roster This Fairfield Inn will never see another long term business traveler from AA because of your staff’s antisocial personality traits, poor training, and lack of human decency We’re checking out early, needless to say

Pet friendly room was not nice Carpet needs replacing Sink counter was cracked

Needed paint Was in maintenance corridor so we listened to washers and dryers all night Staff was very nice and helpful Room wasn’t ready when we arrived at 3:00 but housekeeping took care of it quickly Unfortunately the room needs much more than cleaning Breakfast was very nice We cut our stay short

Felisha N. Hernandez

I enjoyed my 3 night stay very much! I stayed on the first floor, my room was very clean The breakfast was awesome Waffles eggs sausage

The staff, ALL the staff were amazing So friendly and helpful My dog came with us Great price The water gets warm after a while but I’ve stayed at some pretty bad hotels so that was the least of my worries Very nice lounge area I would recommend if you’re trying to save a few dollars Thank you Best Western SouthSide!! I was sad to leave !!

Awesome Sauce _

Clean and friendly staff – plus great breakfast (Eggs, sausage, biscuits) Our room was very clean, the lobby and halls are clean The bathroom is dated and some of the wallpaper is coming unglued at the edge but eh we were here for one night so that is not that big of a deal to us

Water pressure was not great but again, one night so not a big deal It’s very close to the Navy base which is what we needed Many good restaurants close by Would stay here again

I would NOT STAY HERE Web site pics are not at all what this place looks like We pulled in didn’t even know if we would fit in this place

(36 foot toyhauler) We barely fit Lots are very tight, a lot of permit residents, who’s lots are very nasty, messy, and junk piled in them Traffic is loud, do to being at front of park by road We will not stay there again, and would NOT recommend this park

Mommytothree 08

I’ve been coming to this rv park for a few weeks this time of year for about 15 years, not because of its looks but because it’s located closely to family I voyage to visit Amenities are basic and surely outdated The water pressure is low the sites are jammed close and the bathrooms are disgusting with bugs

The “new” staff had tried to charge me more then I was due But what’s worse is the attitude of the owner He came by my RV and unattached my hose and told me to go buy and new one (mind you this is literally two weeks old) because the faucet is ancient and stripped and was leaking He then proceeds to steal it When I asked for my hose back he said it’s his now and drives off with his maintenance man in a golf cart When I went to the “office” and addressed the lady he came bashing through the back door threatening police, I then recommended he called them since he stole my property He hooted and hollard trying to make himself right when he was not only dead wrong but explicitly arrogant!! I demanded a refund for my paid days because I was leaving and will NEVER give them my business again and also for him to return my hose What a shame a man of his age to act so obnoxious!!! I do not recommend this business for not only the ancient appearance but unacceptable behavior from owner and his staff!! The only person who was nice and I can’t say bad about was the lady in the office who’s been there for years

It’s would of been better to spend the extra money to get a comfortable, home feel hotel To begin, there are no elevators! Only 1 ice machine which is outside the building! The floors of the room disgusting, the pillows are hard, the towels wipe away with you If you are planning to stay somewhere with a toddler who loves to touch everything like I do, this is not the place to stay!!!!!!! Especially for breakfast, they gave us a paper bag of water with 2 granola bars!!! How do you people expect me to feed this to my child???Personally I stay at hotels to go to the pool, which they had but it was closed due to “the weather” it was bright blue skies! NO RAIN all day

Definitely do not recommend, it’s better off staying at the Hilton inn right next door

Calvin Calix

It’s alright for the price By far one of the worst stays I have had at a hotel1

Staff are welcoming but can be hard to get a hold of They aren’t always at or near the front desk2 Card looks more like it’s designed to access Papa John’s KitchenAnyone who looks at it would think I was staying at the Papa Johns3 I have to use cellular service because the WiFi reception is terrible on my phone (Works alright with my laptop though)4 Toilet is tiny! Gentlemen… I would’ve given it 3 stars THIS is what broke the camels back for me Barely enough room for spare parts if you catch my drift Gentlemen! You are probably going to make contact! Just letting you know now5 TV is old Not quality definition or sound No Netflix or other apps6 They don’t even serve breakfast! Due to “COVID REGULATIONS”

We had a wonderful 4-day stay at Comfort Suites We were pleasantly surprised at the size of the room! Our room had two queen size beds and a large sitting area with a comfortable sofa I do have one recommendation: towel racks in the bathroom

Aside from a hook on the back door- there was no place to hang towels except over the shower curtain rod The lobby area was nothing fancy- but it was very comfortable and accommodating for our large group They provided a sufficient complimentary breakfast The staff was friendly and helpful

Lynnette Lopez

NOT RECOMMENDED We did check inn and when we got to the room it stank of humidity We asked to change to another room

It had the smell but it was less Carpet was dirty Door locks and gosnes were loose We went and bought an odor neutralizer and disinfectant wipes In a week there was only one cleaning visit and because we asked for it since the bedding when we arrived had little animals that itched There were cockroaches We covered the sofa bed with sheets because it was dirty When we asked for towels and other items at the reception they did not attend us well Our room was next to the washing machines but using them was a pain The hotel has two washers and two dryers for everyone The reception did not have to change coins There was no window detergent although there was a machine When we called the reception they told us to go to another place to wash which was five minutes away by car At the end of the stay, the housekeeping told us that a snack vending machine had change for quarter Breakfast for a week was the same In the part near the pool there were people smoking and with a dubious reputation The maintenance of the pool and surroundings was almost none Five years ago we stayed at this Hotel and we stayed again thinking that it was the same or better but WE WILL NOT GO BACK

Uncle D Smooth

I stayed here for a week Love the location and customer service was good but house keeping did show anything I stayed more then 4 days and didn’t even get my room clean once

I took out my own trash and got my own set of new towels They had a sign at the check in desk stating if staying more then 4 nights the room would be clean that was a lie I complain twice to the front desk I didn’t get nothing in return If you stay here make sure they get house keeping to clean your room and give you fresh towels Other then that I love my stay

We’re to even start

room was no smoking that smelled like a smoking bar Bed sheets stained, no light bulbs on the lamps or fixtures, etc Crack heads walking around the property Just a very run down place period Definitely not worth what we paid for the stay But that’s not even the worst part got woken up at 2am to a shoot out in front of my building and police running everywhere on the property lol crazy crazy stuff By far my work experience in a hotel while traveling for work The only good thing about this hole experience was the front desk lady She was super nice and extremely professional

Erika Pelzer

I have never been so rudely treated upon check-in We have emotional support cats Not having seen them he assumed the smell he detected was my cats

After being notified that my daughter has a condition called hyperhidrosis It causes people to sweat and have an unpleasant body odor especially after a long time of work, witch she had The at the front desk DK had the audacity to say we better keep our room clean and no cat orders or he would have to make us lease I am bedridden and this was only the second time I had been up in over two years This whole ordeal was physical and mental taxing for me DK proved to be a man of his word Even though we cleaned the room daily with Resolve for Pets, Lysol for Pets, Lysol Wipes, Febreze for fabric and air House keeping didn’t even know we had cats They told us that they didn’t need to come in to the room They didn’t smell any bad odors coming from the room when we needed something from them Week 3 my daughter went to pay for that week, she was informed that we were being asked to leave We would have 24hrs to make other arrangements This was 9:30am, we began looking for another location At 12:30pm we got a loud knock on the door front motel security telling us we had 15mins to leave To close this out because there is so much more They made me daughter put our things on the ground outside of the room DK and the Manager Katherine order security to put us by 5:00pm or call the police department on us They were allowing me to stay laying until a wheelchair could get me They helped my daughter get me into my mobility scooter I had to wait outside almost 2hrs this was only my 3rd time up out of bed in over two years Customer service was zero help They told me all of these decisions are up to the management at the location I will be reporting this for discrimination

Chris Marshall

This hotel is one of the known drug hotels in the area Red Roof and the old Super 8 are the two worst hotels when it comes to drugs and riff raff These rooms are ill maintained with stains on the carpets, sheets, walls and doors

Housekeeping is little more than picking up trash, changing linens and rinsing the sink, shower and toilet with water Be prepared to do your own housekeeping or bring shower shoes before stepping into the bathroom and/or bathtub barefooted Staff can be accommodating depending on who is working but beware the owner He’s known for shady activities and pursuing females who stay alone in their rooms A budget hotel but not recommended for small children and families Constant illegal activities throughout all hours of the night even with on site security rovers moving around all night long You’re better off at the Motel 6 or even better the Quality Innmuch less riff raff and bs to deal with there and the rooms are MUCH cleaner and better maintained!

River Park House is such a peaceful retreat I love staying here when I come to visit family It’s walkable to restaurants and right on Spring Park where you can swim in a pool fed by the spring water

The park has two playgrounds and a pier Leyda is the best host and makes you feel like family The rooms are very well done, and there’s a with a nice mix of vintage pieces with a touch of modern The breakfast is awesome and there are always snacks out for you to take as you head out the door or back to your room 5/5 for this hidden gem in Green Cove Springs

Joy Miller

Super quiet and relaxing, and it’s right across the street from the springs and the St John’s River park Our room was spacious, beds comfortable, and it had an updated bath

Breakfast was yummy, and Leyda was a very welcoming host We stopped on our way south, and will definitely be back whenever we are in the area Thank you for a wonderful stay!

Vicki Kaffenberger

Finding it difficult to locate a place to stay in downtown Green Cove Springs? River Park House (formerly River Park Inn) is the place for you Not only is Leyda and Robert’s home beautiful and cozy, they are outstanding hosts Their care and concern for your comfortable stay goes above and beyond any other places we have stayed

Couple that with the location being within walking distance of a great coffee shop and numerous restaurants, it’s perfect St Johns River is a block away and the mineral springs are just across the streetYour search should begin and end with River Park House!

The staff upon check in and in passing were very pleasant The gentleman checking us in was awesome and hilarious Was great talking to him

Cheered us up after a long day of travel The day and evening staff always gave a passing “hello” and would ask if everyone was going well or if we needed anythingThe ONLY reason I almost took 1 star off was due to the state of the tub It was pretty beat up I assume they are renovating, because the room, beds, TV and counters were ultra updated/in perfect condition The beds were probably the most comfortable I’ve EVER stayed in I usually don’t sleep well when traveling, but these beds changed that So I recommend overlooking the tub if you get that room (it was still perfectly functional) and just enjoy the remainder of your time By the time I was out of the tub, I forgot all about itBecause the hospitality, beds and rest of the room was perfect I don’t feel the need to knock stars off

Mimi Jones

This hotel was definitely amazing! And I love how the rooms match the pictures that they advertise online to a perfection! They were super clean no dust anywhere except for the AC vents, it was very dusty there so maybe they could clean the vents out or change the filters a bit more consistently (we ended catching colds because of this)Other than that our stay here was amazing and our housekeeper Kenneth was awesome and very attentive to us! He deserves a raise!

Courtney Cox

Overall, the hotel is fine You can tell it was once a really fabulous place but it is in need of a lot of TLC The rooms are pretty spacious, but housekeeping was not great

The rooms have hard floors with lighting around the perimeter of the bed, and as soon as the light turned on, there was trash and debris all over the floor, not to mention the 2 insects I had to kill in the roomthere is currently no on site restaurant or bar which was disappointing as it was one of the main reasons I booked (the direct website does mention that these amenities are closed, but 3rd party sites do not) The pool was nice and warm and very clean When I mentioned the cleanliness issues to the desk manager, I was offered some Best Western Points which is ok, but given what I paid for the room, I certainly expected just a higher overall standard All in all, if the price was right, I would consider staying again, but only if I inspected the room before agreeing to stay

The only reason I stay here is because pets stay free and I typically enjoy a Motel 6 stay However our 4 night stay was anything but cozy We booked a 2 bedroom premium room but arrived to a 1 bedroom with no ventilation in the bathroom, dirty floors, hair in sink, and stains on bed Mind you I payed extra for the upgrades The bed wasn’t comfortable and gave me a bad back Plus we first walked in to a roach greeting us Next day we finally get to our proper rooms and we’re ok with it Beds were better and the location on the bottom floor was ideal Then came the room key problems (apparently the door needed to be reprogrammed), MORE roaches, and people talking all throughout the night Didn’t realize how paper thin the walls were I hate giving unfair reviews and the staff tried their best with the keys and switching rooms But you honestly get what you pay for It is FL, roaches are a thing but it doesn’t have to be THAT bad Again Stay if you have pets and you don’t mind simplicity Not saying I wouldn’t stay here again but I’ll be more stern with what I see and feel next time Please SPRAY THE ROOMS!!!

I didn’t like the location, I was held up at gun point during my stay I was robbed of my personal belongings Also followed to my room with my door kicked in I wouldn’t recommend anyone staying here, it’s not safe

Not for me and especially NOT for kids They wouldn’t wash my sheets or give me new bedding when I had asked for it I had to take it somewhere just to wash it spending more money on top of my two week duration stay Then when I went to shower the water would not get hot and there was hardly any water pressure, I brought it up to the staff they said they’d have someone look at it No one ever came The owner has yet to help me with my refund, because after the incident I was no longer staying there even after I brought it to there attention The whole thing has me in a really bad spot right now and I’m having to seek out therapy due to the traumatic incident Don’t waste your time booking here isn’t worth the hassle and anyone being put into danger

I did not even stay here My husband and I left after seeing the room It smelled strongly of urine

The AC had mildew and visible dirt inside In the first 5 minutes of being there, someone started walking around the parking lot trying to break into vehicles with handcuffs He blended in with all the other crack heads walking around everywhere This is not a good area

My room was discussing There was toilet paper shoved in the peep hole The smoke detector was taken off

There is a nice gap under the doors to get into your room that bugs or anything small could come into your room There are bugs in the room The elevators carpet is stained and the buttons are sticky There are other people here that I personally didn’t feel comfortable being here I recommend not coming here unless you absolutely have to

1 Dirty bathroom with dirty coffee maker The tea bag placed there was already soaked and leaking on the tray

2 The hair dryer was not working and I requested another one3 Paid for a non-smoke room but was given a room which someone already smoked and it was heavily bleached to conceal the smell4 Couldn’t sleep because the AC almost caught fire, it sparked severally and the room was smelling of smoke around 3am in the morning Called the reception with the phone in the room, no one picked upCalled the front desk number on their Google page, no one picked upIt was very chilly and I could not get out because I ‘d have to go outside the building for me to enter into the reception so I stayed awake so I don’t get killed I’m my sleep because of an AC malfunction which resulted in smoke in the room5 Reported it to the front desk officer once it was morning and I was told her manager will contact me since I booked directly from choice website because I didn’t feel safe and will be issued a refund No one has called me yet5 Told her my priority was to make sure the AC in the room was fixed because someone else might not get lucky Room number is 203SummaryThe fact I had to keep leaving my room to report issues in a span of 2 short nights is not acceptable, what would have happened if I stayed longer This is a no no and I’m glad I didn’t suffocate in my room due to the malfunction in their appliances

This was the worst hotel that I have ever stayed at in my whole entire life the rooms were extremely nasty and we had to be moved three different times the first room that we went into the covers were nasty and dirty they had cigarette Burns in the quilt and also on the sheets the bathroom was very small and it wasn’t even clean the door handle was coming off of the bathroom door the walls were dirty and we also saw bugs We went to the management staff and they tried to move us to another room well we went to look at that room it was even worse there was a white substance all over the dressers and all over the nightstands so we couldn’t stay in that room so they moved us to another room and it still wasn’t the best we had to go out and buy our own cover because we didn’t want to sleep on theirs and again there were cigarette Burns and cigarette holes in the quilt and the sheet that you sleep under as well the only reason we didn’t leave was because all the hotels were booked up there are people outside playing loud music having a fiesta the hallways were extremely dirty there was trash everywhere someone left a shoebox the elevator was dirty inside too there are people double parked in the parking lot and to be honest with you it appeared as if that hotel was a crack house the pictures are extremely misleading there is no breakfast buffet and they tell you you have to request I’ll grab and go breakfast but with the conditions of the room and the people we saw that were supposed to be cleaning the room it’s so wonder why the rooms are so dirty and disgusting I will never stay here again I would not recommend anyone stay here because you will be disappointed this was the worst experience with the hotel that I have ever encountered you have been warned save your money go to another hotel and stay away from this one I took pictures of the condition of the room and I will be sharing them with a news crew this place needs to be shut down for good
