This spot was an absolutely lovely place to kick off our vacation in Massachusetts Our host Caitlin was so sweet and welcoming, the room was clean and comfy, and oh, the breakfast was delightful Fresh fruit, good coffee, breads and pastries, all hosted in a gorgeous garden room

It was centrally located as well, and we were able to walk pretty much everywhere during our time We had a wonderful stay!

Faith Bullock

The rooms were clean and tidy! The host Kaitlyn was perfect, she was present, attentive, helpful, social and kind The perfect person to run this type of establishment! The breakfast was fresh, homemade, healthy, lots of fresh fruit and home baked items It was a perfect location for walking to town, to restaurants, shopping, etc

we will definitely come back! Thank you Kaitlin for a nice little getaway!

Robert Caruso

The staff and location were top notch Though the building and facilities were well kept and beautiful, the age of the building and maintenance being done made it quite noisy and challenging to rest in The bed was extremely comfy and the decor quaint and nice, though the bathroom was the too small to properly shower and get ready in

The breakfast was amazing!Great value and the staff made up for the things we didn’t like

The lodging is quaint and charming Hotel staff very helpful and nice

with one exception The host at the outside dining area was a total jerk Our stay was for two days and on both days interacting with this gentleman, his attitude was less than welcoming Don’t recall his name, but had very short hair and glasses Although there were several empty tables, he wouldn’t let us sit to watch the entertainment unless we bought food There were 4 of us & we were all drinking but he refused to let us under the tent or at picnic tables 8 at night, no one waiting to get in, but we weren’t welcome We had eaten there for 2 days, but it didn’t count We left & took our money elsewhere I understand if it was the height of the season & crowded, but it wasn’t He needs to be a bit flexible

Sonja Stefan

Wonderful experience!!! My husband and I have already decided we are coming back every year We have always stayed in motels close to the strip but this was a much better experience We could rest in our quiet comfortable room (slept great at night) away from all the noise and commotion

Very happy with our choice this time We are FANS and the Tavern food was AMAZING!!!

The Compass Rose Inn is fabulous! The Innkeepers, Gloria and Ken are very welcoming, thoughtful and have all the best local knowledge I was in town for a business function and sadly only one night, but will definitely be back with the family for a weekend! Gloria was kind enough to beautifully gift wrap a present for my boss that I otherwise would have delivered in a brown paper bag That level of kindness and service you certainly don’t find everyday

Olivia Mains

Wow!! We came for a family overnighter and quickly decided we wanted to comeback for a longer stay The inn is on a side street off of the main road which makes walking to the main road (with tons of restaurants and coffee shops etc) easy and delightful The innkeepers were warm, accommodating, and accessible

The breakfast in the morning was delicious and I love that they had freshly brewed coffee as well as keurig coffee The house itself is just beautiful and the rooms feel so luxurious I just finished the show “Bridgerton” and I felt like I was staying in a room at one of the nobility’s great houses The bed was comfortable and the bathroom was large Definitely book here if you are coming to Newburyport

Ellen Cunningham

The Compass Rose Inn was a great choice for spending a night in Newburyport after attending a wedding A little pricier than I normally go for, but the location and style were top notch It was right down the street from shops, restaurants, coffee shops, and the waterfront

We loved being able to walk to dinner and not have to deal with driving and parkingThe Inn itself is very clean and beautiful We stayed in a suite, which had a small sitting room, beautiful French doors to the bedroom, a nice bathroom with a deep soaking tub, and air-conditioning controlled in-room Everything you’d need for a comfortable stayBreakfast was family-style and delicious In addition to a small selection of muffins/bagels/tea breads, they offered cereals and yogurts or made-to-order cinnamon French toast Overall great stay, you won’t regret booking here

Melissa

Very accommodating staff! I feel as though they went above and beyond during our weekend stay I would have liked to have the room serviced during stay but its still understandable A microwave inside the rooms rather than a communicable one only inside the lobby would be a nice addition

We will definitely plan to stay in the future, as we have been to many other hotels in the area with much less cleanliness and standards Thanks again for your outstanding staff!

Ray Beaver

we had the most wonderful time at this hotel with a staff member named Heaven Lee how could it not be it was our 51st anniversary and since covid our first celebration in two years

the room was spacious and clean our balcony allowed us to hang outside when we wanted being winter we didn’t expect 58 degrees; however we got that for our two days AND a beautiful sunrise we came home wishing we had a longer as we say in sports, wait till next year thanks for a wonderful anniversary

The staff was amazing from the very first interactionThe room was very nice and clean It was so quiet, that I called the front desk at 11:30pm requesting a fan (I forgot mine at home

I need it for noise) The fan was delivered immediately Forgot my blow dryer, they were able to lend me one They offer a small free bag of ice to each quest and have fresh coffee brewing around the clock The front desk is open 24 hours! Also have a vending machine with snacks right in the lobby as well as in the hallways We watched the fireworks on the beach right across from the hotel If you’re driving a pickup truck or large vehicle, I recommend asking for parking outside I was able to drive my Silverado 1500 into the garage but had a hard time getting out (I had parked before checking inThis mistake was my fault)I’ll be staying here when I return next yearThank you to the entire staff at Hampton House Hotel!!

Overall, the rooms were nice Beds were not comfortable and pillows were too soft for our liking We had an issue with the water in the kitchen sink going down slow (ran garbage disposal and that seemed to help)

Same with the toilet Called for someone to come look at it Didn’t get an answer the first 4 attempts After front desk finally answered, maintenance arrived 20 minutes later Continental breakfast was the best thing about the staystaff working the breakfast were great, very attentive and friendly and the food was good I did kill a baby roach crawling on the ceiling but that is the only one we saw Also, it was very noisy (very early in the morninglike 5am) with construction at the hotel next door

Aline Vieira

A sign right before hotel would be great, it’s easy to miss the entry Just stayed 2 nights On one I felt intimidated by 2 teenagers near elevator asking where stairs where but very weird approach smelling marijuana

next day and night went smooth The workers are EXCELLENT They are polite, helpful and friendly All of the ones I met From front desk, cafeteria to the great cleaners Would definitely come back Disappointed hot water was not on this morning so kids didn’t shower But they absolutely had a great time at pool Totally worth it Specially considering the workers 😉

Toni Lynn

My family and I decided to visit this area to check out Boston and Salem It’s the perfect location if you want to be within 20 minutes of both The hotel staff, including front desk, housekeeping and breakfast, were absolutely great

They have lots to choose from for breakfast While we were there they had juices, bagels, omelettes, sausage, muffins, hash browns, pancakes, French toast and more We stayed for three nights in April and it’s very affordable, especially when you compare it to Boston hotels My daughter was happy about the pool Also, they are pet friendly!

Smallest bathroom ever Location was great, good restaurants Towels and wash clothes were stained and low grade, not the quality that I am use to

Nice pool Stayed in a very small one bedroom with deck, ocean view deck was nice Suggestion, key deck door lock to be same as room door or you will have to call down to desk to come up and let you in Stairs are very steep and your foot does not fit on stairs so be very careful on those This hotel needs updating Lots of stained ceiling tiles in this room Great weather and great beach

kathy shakley

Owner was helpful in helping us get our belongings into our rooms ( we booked a suite and a single room) I was not impressed with the cleanliness of either Suite 28 was run down and filthy Fan had thick grime, baseboards rusty and dirty

exhaust fan covered in grime carpeting old and musty The fan over the stove and stove itself was very dirty with rust and dried grease One window has a crack in the glass The railing going out off the porch was so loose that it was an accident waiting to happen It was sad it was so unkept ( it was in the older part of the hotel) Loved the rooftop deck it was beautiful! Pool was ok but had green algae on the steps Outdoor shower didn’t work We made the best out of it but I’m still at disbelief on why the owners would be OK with such filth I hope they reevaluate on improving the condition of the older rooms I just can’t understand them not taking better care of their property

I can’t say enough good things about this charming historic boutique hotel From the moment we arrived we had warm and helpful service from the front desk staff A special thanks to Jody for help with our reservation! The hotel is impeccably restored and the our room was spacious with a very comfortable bed and luxurious white cotton linens

We enjoyed the framed historic documents and photos thatdecorated the walls, the huge original windows, and the updated glass and tile shower A delicious made to order breakfast was the perfect end to our stay We will definitely be back!

Shannon Murphy

The location of this hotel was excellent We enjoyed the complimentary tea time (the vanilla comoro tea and sugar cookies were excellent!) There wasn’t a mini fridge or coffee machine in the room, which is something I overlooked when booking here

The wooden shudders on the windows really kept the room dark even through the morning hours The bed was very firm and the corner king room was very spacious Housekeeping did a really nice job and staff were friendly

Jimmy Brazelton

I have stayed in a lot of hotels, but this has hands-down been the best experience I have ever had The rooms were nice, clean, and very charming The wifi was fast and the temperature was great, as was the water pressure

They checked all the boxesBut what really made them stand out was their service Everyone there was incredibly kind, welcoming, and incredibly helpful The breakfast was incredible! It’s all cooked to order – just about anything you could want for breakfast, they’ll cook it for you We were there for a work meeting, and they let us meet in their tea room for extended periods – and they kept bringing us hot water for tea!We all absolutely adored this place and agreed that it would be our official New England meeting point for future meetings

Brad “Patch” Emerson

Upon arrival, the staff were very friendly and professional The room smelled absolutely horrible, which completely took away from the fact that it actually appeared very clean Without exaggerating- the room literally smelled like rotten raw chicken, combined with the smell of mildew

It was terrible I would have mentioned this and requested another room, however I could smell the same smell coming from other rooms in the same hallway I can only assume it has to do with the age of the hotel, but it needs to be resolved nonetheless Furthermore, we asked about getting back and forth to Hampton Beach from the hotel When asking for Taxi information, we were told that Lyft and Uber were always available at the beach, and that customers have never had an issue finding rides back from the beach, regardless of the hour- but we would find it difficult to get a ride there We caught a ride there within 5 minutes, had a great time at the beach- and then we were unable to find a ride for over an hour when we wanted to come back at 11pm We called the hotel and asked for assistance finding a taxi, and we were told to just google for taxis After another half an hour contacting several taxi companies that didn’t answer their phones, while still unsuccessfully searching for a Lyft and/or Uber, we finally caught a cab for $53 back to the hotel We woke up and went down to have breakfast, only to find the breakfast was all pre-packaged garbage There were serving trays set out as if hot prepared food was available- but the actual food being served was plastic wrapped generic garbage It wouldn’t take a great deal of effort to have a waffle iron with some batter (which would cost the hotel LESS money that the disgusting pre-packaged waffles it offered), and some freshly made scrambled eggs All of this taken into account with a same night room rate of approximately $300, I would say don’t bother staying here, you can get a much nicer hotel for the money

Kymberly Snow

Room smelled terrible Musty??Breakfast had stale muffins, broken toaster and sour yogurtStayed at many hotels, this was not

as expected for $339/night!!!!Left early

Shiloh King

had a wonderful time till I called the hotel 1 hour after my departure about forgetting my phone charger They said that they would put my phone charger at the front deskI show up 11 hours later it’s not there… I had to work, and I had explained that

The front desk night shift man took the liberty to check all the lost and found carts He was very nice and I hopefully will be dealing with him to find my charger as I continue to show up in the futureObviously the only people who went into the room were the cleaners If anyone were smart (THEY WOULD HAVE AN IPHONE BECAUSE IT IS THE BEST)I do not want to feel robbed of my property especially taking appropriate action to make sure that it was found, especially within an appropriate time and mannerI’m not happy about this I feel disrespected especially being a Marriott customer and account holderI will leave this up and be back at the same hotel every night till I have my chargerI will not be disrespected and I will not tolerate this I will go above and beyond to get back what I deserve

Very romantic and highly recommended

The rooms were poorly up kept It was false advertising The rooms did not nearly meet what they advertise on their website

The exorbitant amount that they charge could not be justified with the lack of care in the room The floors were scruffy the walls were dirty the furniture was outdated I asked for someone to follow up with me And no one did

This stay was so close to being wonderful before quickly going downhill Upon departure, I was notified that a towel was missing from the room and that I would be charged $50 for the missing item per their policy I immediately replied explaining that my friend and I were there for a short stay and did not use the showers or towels (outside of the makeup towels)

Regardless of my argument, the manager would not refund me the $50 because she “personally” knew there was 3 towels in room I explained I will dispute the charge with my credit card company in which she laughed at me I did not want to go down this road I sincerely appreciate that this is a small inn and thief can cause major pains for them, but it is also not fair to charge me for a crime I did not commit I can’t explain why a towel I had not seen or touches was missing

Cyndi Dusek

We stayed here last week for two nights and it was incredible! It was a great location, a half mile walk across the bridge to downtown Newburyport, and a ten minute drive to the Salisbury state beach The room was clean and bright and comfortable and so convenient with kids – the parking space was right next to the room door It was a super easy check-in and check-out and the email directions/communication was clear and easy to follow

Even though I never talked with anyone in-person, they were very responsive and friendly and funny over the phone The shower was perfect and the rooms had a mini fridge and great coffee There are two restaurants in the same parking area to choose from Our second night we didn’t want to walk back into town and this made things super convenient We will definitely be back!

Monica Toner

We arrived late because we had driven from Maine after our wedding on July 4th We stopped in the restaurant to ask about late check in and the woman at the bar was incredibly rude to us Actually everyone in Salisbury we encountered that night had an entitled don’t bother me attitude

The pictures of the rooms are completely misleading and I didn’t think the size or placing of our room was worth the cost No view and wasn’t anything special The bed was on cheap risers and the mattress sunk in the middle I’m sure the dock view of the boats is great at the restaurant but I wouldn’t stay there again for anything else

This review is for McGuirk’s Restaurant, 5-Stars all around! Here’s the scenario – it’s a hot and crowded July 5 at Hampton Beach, the sun is setting, and the boardwalk is packed We’re at Hampton for a family reunion and we are all starving for dinner It’s getting late and our family of 10 walks into McGuirk’s, the restaurant is hopping with customers, and yet they were still able to somehow make space for our large party to have dinner

And wow what outstanding service, the staff was on point and everyone was very friendly and accommodating We all ordered something different and everything was fantastic I wish I took photos of the food but I was so hungry I couldn’t even think about it The one picture I did take was of the beautiful view of the evening ocean as seen from our table Thank you McGuirk’s for taking care of our family and serving us a delicious, fun and memorable meal

Christina Ross

The service started off okay, drinks were decent Food was questionable My friend noticed an unbearable fish smell right away coming from the lobster roll she ordered

After I took a bite, I proceeded to spit the food back out The lobster was not fresh After informing our server she said okay and let us know the manager would be over The Manager assured us the lobster was fresh off the boat and asked to make something else At this point, it was handled completely unprofessionally and we didn’t not order anything else They did void the roll but we will not be back

We have stayed here several times

Very friendly staff, and the rooms have been spotless, warm and inviting During our last stay, Emmy upgraded our room when she heard about our special occasion Having the hot tub In the room was a nice unique added touch Rooms are very quiet and well appointed with quality/ antique furniture Located downtown and feet from great dining and shopping Highly recommended

Staff was awesome You can’t beat the location either, easy walking distance to multiple adorable shops and restaurants Breakfast simple and ok

Parking was tight, but a definite plus WIFI was free and poor Room was clean and well appointed but very dated, and not in an antique quaint “New England” way Couch very outdated, wood pieces beautiful, but the lack of decor around them detracted from them Bed held up (securely)by a block of wood Big foot stain on the rug which kind of tickled us! No mirror outside of the bathroom, and that was just a small mirror over the sink This ate into our fun time, since we had to wait to use it TV is small if that matters to you, we never used it anyway Not perfect, but I’d still recommend it
