Jason and Makiko run an excellent B and B, and provided ample attention to our needs without intruding on our privacy We stayed in the Bamboo room, which was quiet and private The room was clean and simple

I have allergies and scent sensitivity and was breathing free and clear here Ample steaming hot water for an excellent shower The Japanese breakfast was what drew us here, and it did not disappoint! We walked to the local pub, and drove the short drive to the beach the next day All excellent

Marilu Garbi

My kids and I wanted to explore college options in Boston and Kaede B&B provided a quiet and comfortable base for us It’s only 50 min away from the city by train I highly recommend this place

Jason and Makiko, the owners, are not only professional and accommodating, but also interesting people to speak with We love our stay thereMarilu

This stay was so close to being wonderful before quickly going downhill Upon departure, I was notified that a towel was missing from the room and that I would be charged $50 for the missing item per their policy I immediately replied explaining that my friend and I were there for a short stay and did not use the showers or towels (outside of the makeup towels)

Regardless of my argument, the manager would not refund me the $50 because she “personally” knew there was 3 towels in room I explained I will dispute the charge with my credit card company in which she laughed at me I did not want to go down this road I sincerely appreciate that this is a small inn and thief can cause major pains for them, but it is also not fair to charge me for a crime I did not commit I can’t explain why a towel I had not seen or touches was missing

Cyndi Dusek

We stayed here last week for two nights and it was incredible! It was a great location, a half mile walk across the bridge to downtown Newburyport, and a ten minute drive to the Salisbury state beach The room was clean and bright and comfortable and so convenient with kids – the parking space was right next to the room door It was a super easy check-in and check-out and the email directions/communication was clear and easy to follow

Even though I never talked with anyone in-person, they were very responsive and friendly and funny over the phone The shower was perfect and the rooms had a mini fridge and great coffee There are two restaurants in the same parking area to choose from Our second night we didn’t want to walk back into town and this made things super convenient We will definitely be back!

Monica Toner

We arrived late because we had driven from Maine after our wedding on July 4th We stopped in the restaurant to ask about late check in and the woman at the bar was incredibly rude to us Actually everyone in Salisbury we encountered that night had an entitled don’t bother me attitude

The pictures of the rooms are completely misleading and I didn’t think the size or placing of our room was worth the cost No view and wasn’t anything special The bed was on cheap risers and the mattress sunk in the middle I’m sure the dock view of the boats is great at the restaurant but I wouldn’t stay there again for anything else

Smallest bathroom ever Location was great, good restaurants Towels and wash clothes were stained and low grade, not the quality that I am use to

Nice pool Stayed in a very small one bedroom with deck, ocean view deck was nice Suggestion, key deck door lock to be same as room door or you will have to call down to desk to come up and let you in Stairs are very steep and your foot does not fit on stairs so be very careful on those This hotel needs updating Lots of stained ceiling tiles in this room Great weather and great beach

kathy shakley

Owner was helpful in helping us get our belongings into our rooms ( we booked a suite and a single room) I was not impressed with the cleanliness of either Suite 28 was run down and filthy Fan had thick grime, baseboards rusty and dirty

exhaust fan covered in grime carpeting old and musty The fan over the stove and stove itself was very dirty with rust and dried grease One window has a crack in the glass The railing going out off the porch was so loose that it was an accident waiting to happen It was sad it was so unkept ( it was in the older part of the hotel) Loved the rooftop deck it was beautiful! Pool was ok but had green algae on the steps Outdoor shower didn’t work We made the best out of it but I’m still at disbelief on why the owners would be OK with such filth I hope they reevaluate on improving the condition of the older rooms I just can’t understand them not taking better care of their property

The Compass Rose Inn is fabulous! The Innkeepers, Gloria and Ken are very welcoming, thoughtful and have all the best local knowledge I was in town for a business function and sadly only one night, but will definitely be back with the family for a weekend! Gloria was kind enough to beautifully gift wrap a present for my boss that I otherwise would have delivered in a brown paper bag That level of kindness and service you certainly don’t find everyday

Olivia Mains

Wow!! We came for a family overnighter and quickly decided we wanted to comeback for a longer stay The inn is on a side street off of the main road which makes walking to the main road (with tons of restaurants and coffee shops etc) easy and delightful The innkeepers were warm, accommodating, and accessible

The breakfast in the morning was delicious and I love that they had freshly brewed coffee as well as keurig coffee The house itself is just beautiful and the rooms feel so luxurious I just finished the show “Bridgerton” and I felt like I was staying in a room at one of the nobility’s great houses The bed was comfortable and the bathroom was large Definitely book here if you are coming to Newburyport

Ellen Cunningham

The Compass Rose Inn was a great choice for spending a night in Newburyport after attending a wedding A little pricier than I normally go for, but the location and style were top notch It was right down the street from shops, restaurants, coffee shops, and the waterfront

We loved being able to walk to dinner and not have to deal with driving and parkingThe Inn itself is very clean and beautiful We stayed in a suite, which had a small sitting room, beautiful French doors to the bedroom, a nice bathroom with a deep soaking tub, and air-conditioning controlled in-room Everything you’d need for a comfortable stayBreakfast was family-style and delicious In addition to a small selection of muffins/bagels/tea breads, they offered cereals and yogurts or made-to-order cinnamon French toast Overall great stay, you won’t regret booking here

This review is for McGuirk’s Restaurant, 5-Stars all around! Here’s the scenario – it’s a hot and crowded July 5 at Hampton Beach, the sun is setting, and the boardwalk is packed We’re at Hampton for a family reunion and we are all starving for dinner It’s getting late and our family of 10 walks into McGuirk’s, the restaurant is hopping with customers, and yet they were still able to somehow make space for our large party to have dinner

And wow what outstanding service, the staff was on point and everyone was very friendly and accommodating We all ordered something different and everything was fantastic I wish I took photos of the food but I was so hungry I couldn’t even think about it The one picture I did take was of the beautiful view of the evening ocean as seen from our table Thank you McGuirk’s for taking care of our family and serving us a delicious, fun and memorable meal

Christina Ross

The service started off okay, drinks were decent Food was questionable My friend noticed an unbearable fish smell right away coming from the lobster roll she ordered

After I took a bite, I proceeded to spit the food back out The lobster was not fresh After informing our server she said okay and let us know the manager would be over The Manager assured us the lobster was fresh off the boat and asked to make something else At this point, it was handled completely unprofessionally and we didn’t not order anything else They did void the roll but we will not be back

The lodging is quaint and charming Hotel staff very helpful and nice

with one exception The host at the outside dining area was a total jerk Our stay was for two days and on both days interacting with this gentleman, his attitude was less than welcoming Don’t recall his name, but had very short hair and glasses Although there were several empty tables, he wouldn’t let us sit to watch the entertainment unless we bought food There were 4 of us & we were all drinking but he refused to let us under the tent or at picnic tables 8 at night, no one waiting to get in, but we weren’t welcome We had eaten there for 2 days, but it didn’t count We left & took our money elsewhere I understand if it was the height of the season & crowded, but it wasn’t He needs to be a bit flexible

Sonja Stefan

Wonderful experience!!! My husband and I have already decided we are coming back every year We have always stayed in motels close to the strip but this was a much better experience We could rest in our quiet comfortable room (slept great at night) away from all the noise and commotion

Very happy with our choice this time We are FANS and the Tavern food was AMAZING!!!

We have stayed here several times

Very friendly staff, and the rooms have been spotless, warm and inviting During our last stay, Emmy upgraded our room when she heard about our special occasion Having the hot tub In the room was a nice unique added touch Rooms are very quiet and well appointed with quality/ antique furniture Located downtown and feet from great dining and shopping Highly recommended

Tanya Blakemore

I highly recommend this place It is clean, rooms and beds are comfortable, staff are professional and kind; you’re truly valued at this inn The morning breakfast is just the right amount to get you started for the day

Getting to know Fred and Ethel, have changed my life, I will forever always remember our conversation and tips on improving one’s life!I will be back to stay This is my hotel of choice when I come to Newburyport, MA

Camille Gray

Staff was awesome You can’t beat the location either, easy walking distance to multiple adorable shops and restaurants Breakfast simple and ok

Parking was tight, but a definite plus WIFI was free and poor Room was clean and well appointed but very dated, and not in an antique quaint “New England” way Couch very outdated, wood pieces beautiful, but the lack of decor around them detracted from them Bed held up (securely)by a block of wood Big foot stain on the rug which kind of tickled us! No mirror outside of the bathroom, and that was just a small mirror over the sink This ate into our fun time, since we had to wait to use it TV is small if that matters to you, we never used it anyway Not perfect, but I’d still recommend it

This spot was an absolutely lovely place to kick off our vacation in Massachusetts Our host Caitlin was so sweet and welcoming, the room was clean and comfy, and oh, the breakfast was delightful Fresh fruit, good coffee, breads and pastries, all hosted in a gorgeous garden room

It was centrally located as well, and we were able to walk pretty much everywhere during our time We had a wonderful stay!

Faith Bullock

The rooms were clean and tidy! The host Kaitlyn was perfect, she was present, attentive, helpful, social and kind The perfect person to run this type of establishment! The breakfast was fresh, homemade, healthy, lots of fresh fruit and home baked items It was a perfect location for walking to town, to restaurants, shopping, etc

we will definitely come back! Thank you Kaitlin for a nice little getaway!

Robert Caruso

The staff and location were top notch Though the building and facilities were well kept and beautiful, the age of the building and maintenance being done made it quite noisy and challenging to rest in The bed was extremely comfy and the decor quaint and nice, though the bathroom was the too small to properly shower and get ready in

The breakfast was amazing!Great value and the staff made up for the things we didn’t like

Absolutely a wonderful experience! The Inn is just beautifully decorated with a few carefully placed antiques in clean, crisp rooms with lots of space and ambience We had a grand king suite with magnificent views and a gas fireplaceThe on site restaurant “The Grove ” was a culinary treat both evenings and for brunch

The hostess Kathleen and a peach! “Southern accent” with”Northern ” hard working attitude She was a delight! Fabulous food All three meals were delectable and our server/bartenders were again hard working and cheerful Erika and Taylor were remarkable as was the manager whose name I cannot recall This is a true gem all around Already booked a return trip 🙂

My sister in law just did her wedding here 2weeks ago Beautiful inside and out Entrance is a little tricky, almost looks like someone’s driveway

Once you figure it out its nice because it’s set back a bit so almost feels secludedThe staff is super helpful and did an amazing job setting everything up for the ceremony and the after party The decor is a gorgeous almost modern rustic takeI didn’t stay in they’re hotel because it was just too pricey for my family to afford, but another bridesmaid did and took me to see her room Ugh gorgeous, so much space, beautiful bathroom with full size tub Complimentary Fiji water in the roomOnly negative I found was the food For the amount they charged it wasn’t as I expected Let me put it this way our entire table (8 adults & 2 children) ordered the steak dinner and only 1 person ate they’re entire plate, and they even admitted it was nice because they were just so hungry

Sebastian Masiello

My wife and I spent a Sunday night at the Inn after dining at The Grove restaurant We enjoyed our experience at both the Inn and the restaurant Our room was bright and comfortable and was well appointed without feeling stuffy

It was also stocked with snacks and beverages that were reasonably priced Unfortunately the weather did not cooperate so we did not really get to enjoy the grounds We will definitely be making another visit there in the future

It had been a while since I last stayed at this hotel, and was discouraged to see how run-down the property had become, but it was nevertheless convenient and pleasant The staff are very polite, the accommodations are nice, and the room was comfortable There were a few small quirks though – there were what looked like a few cigarette ashes in the toilet, the drapes were torn and didn’t close all the way, one of the cups was unwrapped and in the trash basket, the trash bag itself had big holes in it, there was hair on the bathroom floor, and the TV remote was inside the bedsheets

It all gave me the impression that whoever was cleaning the room was either in a hurry, or got distracted in the process I’d stay again, but it probably won’t be my first choice, until there is new carpet and a general freshening up of this hotel

Visiting here from CA to attend my niece’s wedding We’ve stayed at other Fairfield properties in CA, this is typical, nothing fancy or otherwise outstanding They have complimentary breakfast and I do have to say it was not something I would recommend, although their make your own waffles were good

Besides the fresh assortment of fruit, apples and bananas, hot dishes included what could only be really generously described as scrambled eggs and breakfast pork sausage – more like yellow warm mush with warm disks of chewy cardboard, it was that good They also had another chaffing dish with packages of something warm- not very appealingRooms were nice and clean, AC worked well (really need it in summer) and toiletries were 👍 Good place to stay, eat breakfast somewhere else

I’m a long-time Hilton Honors member & stay at Hampton Inn’s pretty regularly This Fairfield Inn is better: staff, breakfast, room, bed, iced lemon water in lobby, etc

all for $55 CHEAPER/ night than Hampton!! They even adjusted my room rate a day after check-in, as I forgot to mention my AAA membership when booking Marianne took care of everything & Michael the GM was friendly & eager tohelp All-around superior valuegreat job!

I’m not sure what people expect from a beach town that has music, bands and restaurants on every corner that for the last 50 years has catered to young adults Before doing a review people should do their homework Hampton beach is a family place during the day and a party town at night

It is physically right next to a concert venue duh! That being said The Boardwalk is one of the cleanest hotels with best food I have had in Hampton, and I have stayed at many Their food is not frozen boxed food, it is made fresh and I have not had a bad meal There is a bar and a restaurantDuring Covid last year they opened just for us, we were the only people in the place and they gave us a huge discount for the new decorations not yet being in the room This alone proves they care and have a good staff It is very clean, no sand no mold but the rooms can be on the small side like most Hampton rooms Splurge on a second room if you have more than 3 people in the double queens You can sign out a hairdryer ( kids steal them), they have soap, makeup remover , great big fluffy towels and a pretty big mini fridge The double queen room 306 had two fridges There are accessible rooms on the first floor no elevator ( only one hotel on the beach has one) I love this hotel and will only stay here nowDon’t listen to bad reviews of people that didn’t find out what kind of place Hampton beach is and that are picky whinny mean people If something is broken or wrong they are very accommodating to fix it

Great location Steps from the beach beautiful sandy beach No road to cross

We were on lower level so couldn’t quite see the ocean from our large deck but upper rooms have a great view for sure Room was clean Nice amenities Coffee maker and mini-fridge Good AC that you control in your own room which was very nice We could definitely hear the people walk upstairs often at night Not much you can do about that in an older building But we couldn’t hear anyone talking or tv’s in other rooms so that was good Really no complaints about the hotel First time here and we would definitely be come back This was a last minute booking which we were super happy to get!

We had a wonderful month-long stay! Room and accommodations were very comfortable, modern, and well maintained Most importantly, people were great–welcoming and helpful Our location was great also–ocean (and sunrise view), beach access; at their more northerly part of the beach we were away from the hub-bub and clatter of the more heavily trafficked southern part

Looking forward to returning!

I have stayed in a lot of hotels, but this has hands-down been the best experience I have ever had The rooms were nice, clean, and very charming The wifi was fast and the temperature was great, as was the water pressure

They checked all the boxesBut what really made them stand out was their service Everyone there was incredibly kind, welcoming, and incredibly helpful The breakfast was incredible! It’s all cooked to order – just about anything you could want for breakfast, they’ll cook it for you We were there for a work meeting, and they let us meet in their tea room for extended periods – and they kept bringing us hot water for tea!We all absolutely adored this place and agreed that it would be our official New England meeting point for future meetings

We booked the Garrison Inn as a weekend getaway for my 30th birthday!! This was one of the few places that allowed pets (our 65lb coonhound got to experience Newburyport!) It was close to downtown and all of the restaurants and rail trail/water walkway Check in was 4pm

We were there around 350pm had no problem checking in Two people at the front desk were very nice Quick check in and gave us keys and three papers One was put on our dash of our car and we were able to park right out front Other one was TV channels and third showed info about ice makers, checkout times, WiFi info Everything you needed to know We checked into room 306 with the king bed facing the park It had the soft music playing and rose pedals and a rose on the bed I was absolutely blown away There was a large king bed which was comfortable, tv, lounge chair, fireplace, desk and chair and bathroom Windows had wood shutters that opened Blocked all the light at night Very quiet area Bathroom had plenty of towels and large shower There was robes in the closet, a fridge, and even umbrella we utilized while walking our dog in the rain!! There was extra pillows and blankets in the closet so you didn’t have to bug anyone for additional blankets which we usually do Dimming lights on back wall and lots of tv channels to choose from There was bottled water for additional pricing ($5) or 24/7 room service for drinks/alcohol which we didn’t need to utilize There was a lot of great history to read on the walls about the inn Complimentary tea time was 7-10pm We were able to make our own tea and there were scones and cookies This was awesome Next morning there was complimentary breakfast that you ordered at the window Options from omelets, sandwiches to bagels Grapefruit juice and water as well as coffee and tea Just one man doing it all he was doing his best Checkout was 11am and so easy They even gave the dog a treat on her way out Just blown away as to how clean and beautiful this place was Can’t wait to come back again!
